Fort Myers’ Iona area is chosen by condo buyers for its proximity to the water. Condos in the Iona area are very near Sanibel Island, and most of the Iona condominium developments are along the waterfront, the Caloosahatchee River. Older condos in the Iona area are generally only two stories high; some have docks, and all have pools. Many of these older properties are rented by people working on and commuting to Sanibel Island. Annual rentals are a strong market for condominiums in the Iona area, particularly as real estate prices on the islands are prohibitive for service workers.
The more exclusive parts of Iona are the newer developments, in which condos face the river. These Fort Myers condos have tremendous water views, as the Caloosahatchee is quite wide; the higher condos also enjoy a lovely breeze coming off the water. Some of the newer condo communities include those within Harbour Isles and Gulf Harbor. The higher the condo, the better the breeze, and of course the views to the river are always stellar. Boat traffic is steady throughout the week and particularly on weekends. It’s relaxing to sit on a condo porch, watching a steady stream of boaters.
Gulf Harbor is by far the most luxurious of all the Iona area condo communities; in addition to waterfront condos it also has luxury homes, golf courses, an active tennis community, a fabulous waterfront restaurant, clubhouse, marina and dockominiums, which can be purchased by condo owners who also own boats. This area is highly regarded as desirable and stretches from historic McGregor Boulevard to the river. Gulf Harbor condos are close to many popular restaurants, shopping, services and the U.S. 41 commercial district.
Waterfront condos along the Caloosahatchee all enjoy sunset views, as well as watching a steady stream of interesting boats floating past. Southwest Florida is great for fishing – both back-bay and offshore, so perhaps a Fort Myers condominium would satisfy the angler in your family. Imagine flying down in the dead of winter, throwing on a pair of shorts from your condo’s owners closet, and heading for your own boat. A southwest Florida condo makes all this possible and the Iona area is a great place to begin the search.
Easy access to Sanibel and Captiva Islands means guests or renters in your condo can easily run out to the islands in 20 minutes, to enjoy the beaches, restaurants and shopping, without paying the higher rated to stay there. Condominium prices in Iona can be more affordable than the islands, while still affording condo owners easy access to Sanibel and Captiva. Condos in Iona are also close to dining, shopping and entertainment in Fort Myers. To see more Fort Myers neighborhoods, vist more pages on CondoCompany.com.
